Rent
Track rent for every tenant, send receipts with the amount in words, and get tenancy agreements signed.
Set up
- 1Add a property with its address and the landlord's name that goes on receipts, and its first unit: a flat, shop or room.
- 2Add more units from the property card. In Edit, add how tenants pay you, which goes in reminders.
Add a tenant
- 1Choose Add tenant on a vacant unit. Enter their name, email and phone, when the tenancy starts, and how often rent is paid.
- 2Enter the rent each time, any service charge, and the caution deposit you hold.
- 3Rent falls due at the start of each period. The next year of charges, and the deposit, appear for you.
Record rent and send the receipt
- 1When money arrives, choose Record a payment on that charge. Part payments are fine.
- 2Choose Receipt to share it by WhatsApp or any app, or copy its link, or download the PDF.
- 3The receipt gives the amount in figures and in words, what it was for, and what is still owed. Receipt numbers are never reused.
The tenancy agreement
- 1Choose Draft the agreement. A plain draft is made from the tenancy's terms.
- 2Read every clause and change what does not fit. It is a starting draft, not legal advice.
- 3Choose Prepare for signing. It opens in E-sign with you and the tenant as signers and the signature places set; check them and send.
Keep an eye on it
- 1Rent's home shows what is due in the next 30 days, who is late, and what came in this month.
- 2When a tenant leaves, choose End this tenancy. Future unpaid rent is removed; everything paid and its receipts are kept.
Statements
- 1Each tenancy has a statement of account: everything charged and paid, with a running balance and what is due next. Send it to the tenant on WhatsApp, copy its link, or download the PDF. The link always shows the latest.
- 2Managing a property for a landlord? Set your fee in the property's details. Statement on the property shows what was collected in a period, your fee, and what is due to the landlord, ready to download for them.
Good to know
- The Free plan manages up to 3 units. Paid plans manage as many as you like.
- Reminders by email, before rent is due and when it is late, are on paid plans and need the tenant's email.
- Tenants pay you directly. ToolkitDeck never receives or holds rent.
